With freshmen classes growing in size, off-campus housing construction has been popping up everywhere. Soon, there will be a new housing option right next to Uncle Sam’s Restaurant, called Signature on Grand.
Signature on Grand will be in the back of the Fort Sanders neighborhood on Grand Avenue. The building will be just under half a mile from campus and is a straight walk from the front to the back of Fort Sanders.
Jessica Decker is the regional manager responsible for overseeing Signature on Grand.
“It’s an easy, convenient walk for students who want quick access to classes, dining and campus life while avoiding the traffic of more congested areas,” Decker said. “Whether students are grabbing dinner on the strip or heading to a game, Signature on Grand places them right in the action without sacrificing their social lives or study zone.”
Construction is on schedule to be completed in summer 2027, allowing for students to begin moving in around August, just before the fall semester.
The management and development team, Preiss, is also the management company for Nova Knoxville on Cumberland Avenue. Nova has been housing UT students since its completion in 2020.
“We’re excited to bring our extensive insight through our time managing Nova to bring a fresh new perspective and energy for the students of UTK,” Decker said.

A variety of floor plans will be offered to students, from studios to five-by-five apartment layouts. Signature on Grand currently has starting rates ranging from $1,360 to $1,638 per bedroom depending on the floor plan.
The apartments will have a modern color palette to allow students to add their own personal touches, and will be fully furnished as well.
“All units will come fully furnished with a specially curated furniture package,” Decker said. “Interior features include stainless steel appliances, granite countertops, plank wood flooring, modern pendant lighting, ceiling fans, backlit vanity mirrors and smart keyless entry, along with a variety of other premium touches.”
Within the complex, Signature on Grand will have amenities such as a resort-style pool, a fitness center, study lounges and more.
On-site parking will be available for residents, and there will also be a sky lounge.
“Residents will also enjoy a stunning sky lounge offering city views, creating an ideal setting to relax, recharge or even take game day photos,” Decker said.
Since the project is fairly new, a leasing office has not been opened yet. However, the staff will be opening a leasing office on Cumberland Avenue as soon as possible.
The leasing office will have samples of interior finishes for residents to view, and soon, there will be virtual renderings as well.
“This space will give future residents a clear sense of the style, comfort and quality they can look forward to on move-in day,” Decker said.
A VIP Insiders List will be launching soon, and students who join will receive first access to events, updates, announcements and important leasing information. Decker also hinted that there are “a lot of exciting things coming.”
Available for students to reside in a little less than two years, underclassmen can add another option to their off-campus housing options when the time comes.
