With over 40,000 students enrolled, UT has broken student population records. In response, many new dorms and off-campus housing projects have begun, including EVER.
EVER Knoxville is expecting to be ready for students in the fall of 2026. As of right now, move-in dates are anticipated to be Aug. 7 and Aug. 8, as construction should be done by then.
The apartment complex is going to be located on Lake Avenue and will be roughly a five to 10-minute walk from Hodges Library.
Brea Williams, the leasing and marketing team leader, works in EVER’s leasing office.
“We are two weeks ahead of schedule, and with that, that means that they are ahead of their time for the planning,” Williams said. “If you live at Beacon (Hall), you will actually be able to see us getting built right now.”
EVER’s developer is Subtext, and their property management is through Cardinal.

The apartment complex will have floor plans going from one bedroom apartments to five bedroom apartments. The rooms will be fully furnished, including headboards on the beds and more.
“Currently our starting price for floor plans is around $1,500,” Williams said. “It does vary depending on the floor plan and since we do a tier rate system, we have a certain amount of leases at a certain rate, so it just depends on the time that they sign if it goes up more than that $1,500 price.”
The complex itself will feature a multitude of different amenities including study lounges, a game room, a podcast media center, a photo booth, a pet spa, a fitness center, saunas and more.
“Our sky lounge and sky terrace will be exclusively on the 14th story, inside the lounge is comfortable seating area with indoor fireplace, as well with a feasting table for celebrations or friends-giving events we’ll have later on,” Williams said.
“You’ll be able to have views of Knoxville with floor to ceiling windows surrounding the lounge. Our Sky Terrace will have individual viewing areas with a TV and a fire-pit for s’mores nights. The view of Knoxville and the smokies could be seen from the terrace.”
EVER’s leasing office is located at 1711 Cumberland Ave., where they have a model apartment that they offer tours with. They also have virtual tours on their website that displays the lobby and other parts of the building.
“Currently, if (future residents) do take a tour with us, we are offering some specials,” Williams said. The move-in specials cannot be disclosed, however.
Their leasing office has staff on the clock every day except for Sundays. From Monday to Friday, they open at 9 a.m. and close at 7 p.m. On Saturdays they are open from 10 a.m. to 5 p.m.
The staff has been keeping in touch with future residents as much as they can to make the process easier for students.
“(Staff is) also getting out there on PED Walkway in front of our own office and also throwing some leasing events as well,” Williams said.
EVER has limited availability for some of their floor plans, and some have already sold out. Many options can still be reserved and signed for leasing, and more information can be found on their website or in their leasing office.

“We’re just really excited and wanting to be essentially the best elevated living space for students,” Williams said. “We just want to make sure that they are making the right choice of their future home and we’re also elevating it and keeping their wellness and health in check too while they’re living here.”
